Architecture & Design-Build — Treasure Valley · Wood River Valley · McCall, Idaho
One firm. Two service paths.
No handoffs.
Migration Studios is a boutique luxury architecture and design-build firm based in Boise, Idaho. Principal Cam Minor, AIA holds dual licensure as both a registered architect and Idaho general contractor — a rare combination that allows the firm to deliver either full design-build or comprehensive architectural services alongside your chosen contractor.

OUR SERVICES
MOST REQUESTED
Architect-led
Design-Build
The traditional model splits your project between an architect and a general contractor — two separate entities, two contracts, and an inherent tension between design intent and construction cost. The architect-led design-build model eliminates that gap entirely. At Migration Studios, the same licensed professional who draws your home also manages its construction. Design decisions are informed by real build costs from the start, schedules are coordinated rather than negotiated, and your vision doesn't get value-engineered into something unrecognizable once a contractor gets involved.

BEST FOR
Clients who want a single point of accountability from schematic design through certificate of occupancy. Particularly well-suited to custom luxury residences in Boise, Eagle, Sun Valley, Ketchum, and McCall where design quality and project control are non-negotiable.
THE MIGRATION DIFFERENCE
Cam Minor holds an active AIA membership and Idaho general contractor license — not a nominal affiliation. This dual licensure is the foundation of our design-build offering and is uncommon among Idaho architecture firms.
TYPICAL PROJECT RANGE
New custom homes, whole-home renovations, and luxury additions in the $2M–$10M construction range across the Treasure Valley and Wood River Valley.
ARCHITECTURE · CONTRACTOR OF YOUR CHOICE
Full-Service
Architecture
When you have an existing builder relationship or prefer to engage construction separately, Migration Studios delivers comprehensive architectural services from initial programming through construction administration — with the same attention to craft and detail you'd expect from a practice that also builds what it designs.
Our architectural process is grounded in the belief that a beautiful home is also a functional one: rigorously detailed, thoughtfully sited, and tuned to the way you actually live.

Preconstruction &
Feasibility Consulting
The most expensive mistakes in custom home construction happen before a single permit is filed — when a program is oversized for a site, a budget is set without real cost data, or a lot is purchased without understanding its constraints. Preconstruction consulting is how we prevent that. This service is structured for clients evaluating a site, developing a program, or stress-testing a budget before committing to full design. It can stand alone or serve as the front end of a full architecture or design-build engagement.
-
Site evaluation and constraint analysis
-
Zoning review and allowable envelope study
-
Program development and area studies
-
Preliminary construction cost modeling
-
Schedule feasibility assessment
-
Lot acquisition advisory (pre-purchase)
-
Go / no-go recommendations
BEST FOR
Buyers considering a land purchase in the Treasure Valley or Wood River Valley, clients with a site but no program, or anyone who wants an architect's and contractor's perspective before committing to full design.
WHY IT MATTERS
Our dual-licensed perspective means preconstruction advice comes from someone who has both designed and built custom homes in Idaho — not a consultant who hands off when the real work begins.
Serving Treasure Valley · Wood River Valley · McCall · Mountain West
Migration Studios is based in Boise, Idaho, with active project work throughout the Treasure Valley — Boise, Eagle, and Meridian — the Wood River Valley (Ketchum and Sun Valley), and McCall. In the Treasure Valley, we offer both architect-led design-build and full-service architecture. The right path depends on your project, your timeline, and the contractor relationships you already have in place. In the Wood River Valley and McCall, we most often work as architect of record alongside a client's existing builder — delivering the same principal-level design, documentation, and construction administration without the integrated delivery model.

Our clients are typically high-net-worth individuals and families building or renovating a primary or secondary residence in Idaho. They come to us because they want a luxury architect who understands construction — not just aesthetics — and because they've learned that the gap between a great drawing and a great building is where most projects go wrong. Both service paths exist to close that gap: one by putting the architect in charge of construction, the other by keeping the architect present and engaged throughout it.

Many of our clients are also working with a trusted interior designer, and we consider that a feature rather than a complication. We collaborate closely with interior design teams — coordinating on spatial sequencing, millwork, lighting, and finish selections from the earliest design phases so the architecture and interiors are conceived as one. We've been recognized by the Architizer A+ Awards and featured in Western Home Journal. Our work spans mountain modern, contemporary, and site-responsive residential design — always rooted in the specific landscape, climate, and client of each project.
